Abstract
The dire need for structured finance for real estate project has contributed to poor real estate investment in Nigeria. In 2001, the Nigerian Stock Exchange endorsed REIT Consequently, Skye Bank through Skye Shelter Fund floated the first REIT in the late 2008. This paper has evaluated the stakeholders' perceptions of Nigerian REIT, as well as its challenges and prospects. The study applies random sampling to carry out survey among Institutional investors and estate surveyors and valuers in Lagos. 73.8% questionnaire was returned. The analysis revealed that REIT is at infancy in Nigeria; 58% are aware of REIT as a concept and its operation. All respondents agreed that Nigeria will benefit from the establishment of REIT in the following ways: increase in housing stock (50%) and enhancement of the economy (61%). Difficulties in processing and procuring land title, inaccurate land record and high land acquisition cost were identified as hindrances. Almost fifty percent of the respondents are of the opinion that listing the REIT on the stock exchange might ensure that the REIT returns are linked to both underlying real estate holdings and stock market performance.
