- ItemOpen AccessBenchmarking challenges among Nigerian FM practitioners(Emerald Publication Group, UK., 2015) Adewumi, Y.A.; Omirin, M.M.; Koleosho, H. A.Purpose The paper aims to examine benchmarking challenges among Nigerian Facilities management (FM) practitioners. Design/methodology/approach Data collection was through self-administered questionnaires sent to 120 FM organizations in Lagos metropolis, 50 in Abuja and 15 in Port Harcourt. Also, interviews were conducted on six facilities managers to ascertain challenges faced by organizations that use best practice benchmarking. The survey achieved a total response rate of 74 per cent in Lagos, 66 per cent in Abuja and 93 per cent in Port Harcourt, respectively. Grand mean scores and relative importance index were used to ascertain ranking of the challenges. One-way analysis of variance and t-test were used to establish whether organizations’ characteristics bring about significant differences in the types of benchmarking challenges encountered. Findings Overall, the top four challenges of benchmarking were “unwillingness of employees to change”, “inadequate understanding of the exercise of benchmarking”, “inadequate access to data from other organizations” and “poor execution of-the benchmarking exercise”. Also, FM organization location result in a significant difference in benchmarking challenges. Practical implications The implication of the study is that it will assist in identifying impediments to benchmarking and barriers faced during benchmarking and, thus, enable recommendations to be made to minimize such challenges. Originality/value There are limited empirical studies on the problems of benchmarking in developing countries.

- ItemOpen AccessEstate Surveyors and Valuers’ Perception of the Role of Big Data in Property Marketing in Lagos, Nigeria(International Journal of Real Estate Studies, 2022-06) Oluwunmi, A.O; Role, B.A; Umeh, O.LProperty marketing in Nigeria has frequently been characterised by unique challenges due to inadequate and unreliable data. In recent times, big data has presented a wide range of solutions to contemporary issues in different industries, including real estate. Notwithstanding, there is a paucity of practical studies on the role of big data in property marketing of many developing nations, including Nigeria. Hence, there is a need to investigate the role of big data in transforming property marketing in Nigeria. The aim of this study is therefore to investigate Estate Surveyors and Valuers’ (ESVs) perception of the role of big data in property marketing in Lagos, Nigeria. 82 questionnaires were administered to ESVs in the study area and 55 (67%) of them were found useful for analysis. The data were analysed using frequency, percentage, mean and relative importance index. The results revealed that out of 9 possible roles of big data in property marketing, the 2 most notable ones are that real estate firms can execute laser-focused marketing strategies; and they can match demand with supply. These outcomes distinctly disclosed the merits of adopting big data in marketing properties. The implication of these findings is that big data has the potential of reducing fraud due to the presence of sufficient and reliable data in the property market. This study concludes that big data is a worthy addition to the toolset of real estate practitioners, particularly with respect to property marketing, and wholly recommends its adoption.
- ItemOpen AccessShopping Mall Patronage: A Review of Predictive Factors(Covenant Journal of Research in the Built Environment (CJRBE), 2022-06-30) Oluwunmi, A.O; Umeh, O.L; Role, B.AGiven the increasing popularity of shopping malls globally, it is vital for would-be investors and their consultants (bankers, estate surveyors and valuers, among others) to examine the critical variables for the feasibility and viability of such an investment. Taking this into consideration, a systematic review of prior studies on shopping malls was conducted with the aim of highlighting the factors predicting patronage. To accomplish this aim, the researchers reviewed papers published within a ten-year period. According to the summary, research on shopping malls has gotten a lot of attention, especially in developing countries. The study also discovered that, in both developed and developing countries, income, location, accessibility, and price are the most important factors influencing mall patronage. In conclusion, shopping mall stakeholders should consider using the fifteen variables highlighted in this study as an investment guide.
- ItemOpen AccessTransformative Technologies for Facility Management Professionals: A Technical Review(JOURNAL OF SCIENCE TECHNOLOGY AND EDUCATION, 2022) Oluwunmi, A.OGlobally, the facility management (FM) profession has seen significant transformations. The role of FM professionals has moved beyond simply managing facilities to creating, implementing, and maintaining strategic value in facilities by utilizing technology. FM professionals - particularly in developing countries - must develop the capacity to boost business performance by leveraging relevant technologies. Taking this into account, this study conducted a thorough evaluation of the literature on FM technologies published in both developed and developing nations. Materials were reviewed on technologies that can potentially transform the FM profession (that is, FM technologies). The findings revealed that Building Information Modeling (BIM) and the Internet of Things (IoT) accounted for the larger percentage (58%) of research efforts. Moreover, the review also showed that research efforts on FM technologies are recent because a lot of materials (53%) on the topic were published between 2021 and 2022. It was suggested that FM professionals keep an eye out for emerging technologies that can help them manage buildings, people and processes more efficiently, while also boosting business performance and occupiers’ satisfaction. This research will help in achieving the United Nations' Sustainable Development Goal (SDG) number 9 (Industry, Innovation, and Infrastructure).
